When budgeting for a Dubai property purchase, plan for these standard fees: 4% DLD transfer fee (mandatory), 2% agency fee on ready property (off-plan has no buyer agency fee), AED 4,200 Oqood registration fee for off-plan, AED 4,000 mortgage registration fee (if financed), and AED 500–2,000 in admin/NOOC fees.
On an ongoing basis, owners pay annual service charges — these cover building/community maintenance, security, landscaping and amenities. Service charges range from AED 10–30 per sqft depending on area and amenities (Marina 18–25, Downtown 22–30, JVC 12–16).
There is no income tax or capital-gains tax on Dubai property. The total one-time transaction cost (excluding mortgage fees) is typically 6–7% of the purchase price.
